Use the fire-damage permit guide early
Toronto publishes a specific Fire Damage building-permit guide. It identifies application documents and related mechanical or plumbing considerations. Have the designer or project lead review that current guide against the actual repair, then identify the documents that still need to be prepared. A contractor estimate alone is not a complete permit package.
Define the boundary in attached or multi-unit buildings
Where the property shares walls, roof space, corridors or services, ask how the assessment boundary was established. Identify the owner or manager who can arrange access beyond the affected unit. Record which systems are exclusive to the unit and which require building-level coordination. The written scope should show excluded or inaccessible areas, rather than implying that a clean-looking room resolves every neighbouring condition.
Separate reinstatement from a changed layout or use
An opportunity to move walls, add a suite or change a business layout can introduce a different design and approval question. Put those preferences in an upgrade list, separate from the assessed loss repair. If the property has a heritage designation or another site-specific restriction, ask the appropriate professional and City contact how it affects the proposal before materials are discarded or details are replaced.
What to include in a useful assessment request
| Include | Keep it specific |
|---|---|
| Location and building | Full address, unit, municipality and property type. |
| Known condition | Affected rooms, visible issues and what has not been assessed. |
| Current restrictions | Who controls access and which services or areas are unavailable. |
| Decision needed | The particular assessment, scope question or repair discussion you want. |
Share observations, not guesses about hidden damage. Keep medical records, identification numbers, banking details and unrelated personal information out of an initial enquiry. Use the project worksheet if you need help preparing the brief.
Questions to resolve before authorizing the next stage
0 of 3 checked
If the answer is unknown, name the person who will resolve it and record a follow-up date. A checked list organizes the conversation; it is not permission to enter, a technical assessment or a municipal approval.
